Initial Payment: Half of balance due (including tax and, when applicable, additional fees) when booking accepted. Please understand that we cannot hold specific dates for you without this payment. By putting your credit card information in our booking engine, you are giving us permission to take this payment from the account you used to secure your reservation. If you wish to instruct us otherwise, please call or add a note to the reservation.
Balance Due: Your remaining balance is due one month prior to arrival date. We will automatically charge the remaining balance on its due date on the credit card on file for you. Please keep your credit card information current. Please communicate with us if you wish to make alternate payment arrangements. We will gladly work with you.
Taxes and Fees: Published rates are exclusive of 8.1% Washington State Sales Tax and 2% San Juan County Hotel & Lodgings Tax. These taxes will be added to your rent to arrive at balance due.
Payment Methods: Visa, Master Card, Discovery and personal checks. Credit Cards Processed as Suite Dreams LLC.
**When three or more units are reserved by the same party, we ask for an additional $500 deposit at the time of booking. This deposit is returned in full within a week of departure.
CANCELLATON and RETURN POLICY
Our reservations are on a "first come" basis. After your reservation is confirmed, others wanting your time are turned down and scheduled around you.
For cancellations made more than a month prior to your scheduled date of arrival, we will gladly return your deposit, less 10% (of your deposit) or $40.00 whichever value is higher. For cancellations made less than a month prior to your scheduled date of arrival, we will return your payment less 10% (of entire rent) pending our ability to rebook your reservation dates.
While we make every effort to rebook, please understand that we may not always be able to do so and that you may forfeit your entire rent. Therefore, we ask guests to call with any questions or changes in schedule as soon as possible.
There are no refunds for No Shows, Early Departures or Weather.
We frown on OVER-BOOKING. If you book 5 nights and call to cancel one night after we have taken reservations around you, we may ask that you cancel your entire stay rather than be left with an undesirable ONE NIGHT hole in our schedule.
ONE-NIGHT-HOLE (High Season)
During some of our DREAM and throughout our HIGH season (May 22-September 26, 2015), we WILL NOT accept on-line bookings that create difficult to book "ONE-NIGHT-HOLES" in front/back of your booking. Please consider moving your dates, adding to your booking or changing your lodging options to prevent this.
BOOKING MORE THAN ONE UNIT
Multiple unit bookings on the same dates are treated as separate bookings and cancellation fees will apply to each.
Multiple unit bookings consecutively booked are treated as one booking and cancellation fees will be calculated on the total cost of stay.
Please understand that we cannot hold multiple units for "future" guests. We are happy to be listed as a resource for weddings and other events. However, we cannot confirm a reservation without a name and required payment.
EARLY BOOKING POLICY for NEXT CALENDAR YEAR and BEYOND
We accept early bookings for the NEXT calendar year from July 1st - December 20 of the year previous. We ask for a non-refundable $40 deposit to Hold the reservation. This deposit will be applied towards the full deposit, due January of the reserved year. Bookings made beyond December 21st will be processed and confirmed on January 1.
To qualify for Early Booking, the reservation for ALL DREAM COTTAGES must be for 4 nights or more; reservations for KINGFISH INN must be for 3 nights or more.
